It is a fact that in many professions that not all people are created equally when it comes to doing their jobs. I have been a mortgage broker and home loan lender in the state of Florida for many years and have worked with many borrowers and real estate agents. I have had the privilege of working with some of the finest real estate agents in Florida, as well as some of the worst! The decline in real estate sales over the last 12 months or so has separated the men from the boys so to speak.

During the real estate sales boom from about 2001 until early 2006 I learned something once again that I had almost forgot. In sales professions about 20% of the people sell 80% of the products. This is true in selling homes and financing them as well. There is tremendous difference in Real Estate Agents and I find it a total pleasure to work with the Real Estate Agents that have the desire, professionalism and the knowledge to give their customer 100% of what the home-buyer needs to have a smooth transaction on a home that they adore.

A good Realtor earns every penny of their commission and is of great benefit to the home-buyer, the seller and the mortgage broker. A devoted Realtor is in constant communication with everyone involved in the real estate transaction. As a mortgage lender I absolutely cringe when a potential customer tells me that they are buying a For Sale by Owner property.

My experience in For Sale By Owner transactions consists of disappointments, arguments, distrust and misrepresentations between the buyer and seller. In 9 out of the last 10 I have financed, or might I say started the financing process, something or many things in the transaction have gone sour! I have to tell the home-buyer that I am NOT your realtor, I am your mortgage consultant. As a result of For Sale by Owner transactions going sour and not closing, many lenders have chosen to not provide mortgage financing for For Sale By Owner transactions any longer.

My advice to home-buyers is to use a Realtor that has the go-getter attitude, knowledge and experience that it takes to provide a smooth and pleasant real estate transaction. Pick up your phone and talk to a few or make an appointment to see them. Choose the agent that offers their commitment to assisting you through the largest purchase in your lifetime. You will be happy that you did!
